We are so grateful to have had James by our side as my fiance and I searched for our first home. James was reliable, knowledgeable, and always made himself available to drive an hour to Montgomery County to assist us even if it was just to see one house on a Saturday. We must had seen 30 houses and we're losing hope, but James wouldn't let us give up on our search until we finally had an offer accepted. James never once tried to push us into putting an offer in on a house we didn't feel was a good fit just for him to profit. The team at Next Step Realty is hands down the absolute best. When we started toying with the idea of moving and selling our first home, we weren't sure what we'd be able to get for our house and what projects we would need to do to get our house on the market. We also weren't exactly sure what we were looking for in our dream home but had been casually perusing the home market for a few months to make our list of must-haves for the new home. Long story short, James and the team are the reason we sold our house and moved into our dream home. We are extremely grateful and we HIGHLY recommend them to anyone even considering moving. We initially met with a set of agents that advised us on a listing price and home repairs which would essentially COST us $15k to sell our house. We were frustrated and disappointed because the likelihood that it was financially responsible to move was going down hill even though we very much felt as though we were psychically out growing our home. That's when we found James. He visited our home, walked around to get a feel for the amenities, (didn't judge the clutter from our family of 5 plus our dog), made recommendations on curb appeal and minor interior improvements that were within our financial means, pulled up a variety of recently sold houses in the area, and immediately gave a rough estimate for our listing price ...which overall was $20k more than the list price of the other set of agents. Despite our skepticism, he was extremely confident and when all said and done, it would actually net us $10-$15k to contribute to buying our new house. Within three days of listing we had 4 requests for showings, 3 actual showings, two offers, and a ratified contract for $15k more than our asking price. We were amazed and I'll be darned if that's not exactly what James said would happen. The team then navigated us through all the inspections, appraisals, and my barrage of questions. When the house appraised for a bit less than the contract price, James and his team negotiated with the buyers so that we split the difference of the financial impact. They did everything within their power to get us to closing on time and on the date initially established.While all this was going on, we had found our dream home but it was slightly out of our budget. James visited it with us, gave his honest opinion while respecting our excitement, and began coaching us. He ultimately helped us buy our dream home for $20k less than their listed price with 3% back in closing cost assistance. In full disclosure, we questioned things a lot. The team was very patient with our questions and provided responses and guidance often within minutes of my initial request. We also shopped around and did our own research but we wound up using the full team of folks James recommended (lender, inspectors, etc.). I don't regret that decision one bit. Their rates were competitive and reasonable and the customer service was outstanding. We closed on our dream house on a Friday and sold our first home on the following Tuesday, on the dates that were initially established. Thanks to the knowledge, expertise, negotiating skills, and customer service of the team James has built, we managed to successfully move our family of two full time-working adults, three elementary aged kids, and a large family dog to our new oasis within our time frame and budget. They made it WAY easier than I'd have ever imagined and helped control the crazy that goes along with moving your whole life from one place to another. I'm extremely grateful and I cannot recommend James, Chrissy, and the rest of the Next Step Realty team enough.

Shannon Smith was a pleasure to work with when we bought our first home in Baltimore, MD.
