Discuss the purpose, logistics, and limits of an open house before scheduling one.

An open house can be one part of a property’s marketing plan. Its usefulness depends on the home, access, audience, and the rest of the strategy. It should have a clear purpose rather than being treated as a guarantee of more offers or a higher sale price.
1. Offer a convenient viewing window
A scheduled event can give interested buyers another opportunity to see the property. Coordinate the timing with the seller’s needs and the home’s readiness. Confirm applicable listing rules before arranging access, particularly if the property has not yet moved to an active showing status.
2. Explain the property in person
Accurate information about layout, features, and documented improvements can help visitors evaluate fit. Have a plan for questions that require later verification. Avoid guessing about permits, boundaries, school assignments, or costs simply to provide an immediate answer.
3. Gather useful feedback
Ask what visitors noticed and which questions remain. Look for recurring themes rather than treating every comment as a pricing instruction. Attendance alone does not establish demand, and a quiet event should be evaluated alongside other listing activity.
4. Coordinate the wider marketing
Confirm where the event will be advertised and when information will be updated. Distribution varies by service and platform; do not assume every website will display an event automatically. Keep the description, schedule, and property details consistent across the channels being used.
5. Create a clear follow-through process
Discuss visitor information, privacy, valuables, pets, supervision, and the final property check. Agree on how inquiries and feedback will be reported after the event. Ask your NSR agent whether an open house fits your goals and what alternatives are available. Its value should be judged within the complete plan for pricing, presentation, private appointments, and offer review.
