Financing Your Next Home
Understand your budget, compare lenders, and prepare for the cost of ownership.

Financing shapes what you can buy, how much cash you need, and what ownership will feel like each month. Start early enough to compare options without the pressure of an offer deadline. Your lender evaluates the loan; your real estate agent helps connect the financing timeline with the home search and contract.
Build a budget around the whole payment
Look beyond principal and interest. Ask for estimated property taxes, homeowners insurance, mortgage insurance when applicable, and association charges. Add a separate allowance for utilities, maintenance, and future repairs. Consider whether a payment remains comfortable alongside savings and other obligations. Keep an emergency reserve in the discussion instead of treating every available dollar as a down payment.
Understand cash needed before and at closing
Your deposit, inspections, appraisal, down payment, loan charges, title-related charges, prepaid expenses, and escrow funding may be due at different times. Ask your lender and settlement professional to explain which amounts are estimates and when they become payable. If gift funds, sale proceeds, or assistance will be used, confirm documentation and timing before depending on them.
Compare written offers on consistent assumptions
Request Loan Estimates from more than one lender using the same purchase price, down payment, and loan type where possible. Compare the interest rate, annual percentage rate, points, lender charges, projected payment, and cash to close. Ask whether the rate is locked and what happens if settlement moves. A low advertised rate is incomplete without its associated costs and qualifications.
Explore programs without assuming eligibility
Conventional, FHA, VA, and other options have different requirements and cost structures. Maryland’s Mortgage Program may also be worth discussing with a participating lender. Assistance is not automatically free money, and eligibility does not guarantee loan approval. Ask about repayment, refinancing, occupancy, and any conditions attached to the assistance before selecting a program.
Keep the transaction on track
Provide documents promptly and use secure channels. Tell your lender about planned job changes, large transfers, new borrowing, or other material financial changes. During underwriting, keep your agent aware of timing issues without sharing unnecessary sensitive information. Review the final loan documents carefully and resolve unfamiliar charges before closing.
Choose the professionals who fit your needs
You can compare and select your own lender and settlement provider. Ask an NSR agent how financing milestones interact with your purchase contract and what information will make your search more productive. A useful first conversation ends with a budget range, a cash plan, and a list of questions for the lenders you choose.
