YOUR NEXT STEP, WITH CONFIDENCE

Buying New Construction in Maryland

Compare the builder, contract, lot, options, financing, and delivery plan before committing.

Updated November 1, 2026

A new home offers a different buying experience from an existing property. You may be choosing finishes, reviewing a builder’s contract, and planning around a construction schedule rather than a finished home. Begin with a clear budget and enough time to investigate the details behind the model-home presentation.

Understand who represents whom

Before visiting sales centers or registering with a builder, discuss representation and any registration requirements with your own agent. Ask the sales representative to explain their role and whose interests they represent. If you want independent representation, establish that relationship early and review its services and compensation in writing.

Investigate the builder and the actual property

Maryland requires registration for many new-home builders, with exceptions and different arrangements in some jurisdictions. Use the Attorney General’s consumer resources and applicable local authority to verify the requirements for your builder and location. Review the specific lot, orientation, grading, drainage, access, parking, and planned community improvements. A model home may include options and features that are not part of the base price.

Price the complete package

Ask for a written breakdown of the home, lot premium, structural options, finishes, appliances, and other charges. Add taxes, insurance, association expenses, landscaping, window coverings, and moving costs to your plan. Compare lender proposals independently, including any builder-related incentives and the conditions attached to them. You do not have to use the builder’s associated mortgage lender; evaluate the full financing package.

Read the contract before paying a deposit

Ask how the deposit is handled and under what conditions it may be returned. Review completion timing, permitted substitutions, change orders, inspection access, financing provisions, delay terms, dispute procedures, and the process for unfinished items. Consider independent legal review of unfamiliar provisions. A proposed delivery date deserves a backup housing plan, especially when another sale, lease, or rate lock depends on it.

Plan inspections and warranty follow-through

Ask about opportunities for qualified independent inspections at useful construction stages and before closing, subject to the agreement and safe access. Review the warranty documents before committing and understand coverage, exclusions, notice requirements, and the claim process. Keep selections, change orders, photographs, inspection findings, and written communications organized. Confirm how completion items will be documented and addressed.

Coordinate your move with verified milestones

Check progress with the builder and lender before finalizing movers, utility arrangements, or temporary housing. Ask your NSR agent to help connect the purchase decisions with your broader move. The objective is a clear record of what you are buying, what it costs, when you can reasonably expect delivery, and how unresolved questions will be handled.
