For an agent choosing a brokerage, the advertised commission split is only part of the decision. The useful comparison is what you pay, what you receive, and how the arrangement fits the business you intend to build. Different models can suit different agents.
List every relevant charge
Ask about transaction, technology, office, insurance, training, marketing, and administrative fees, along with caps or other conditions. Review when charges are due and what happens if production changes or you leave. Use the actual written terms rather than a general claim that any particular model always costs more.
Examine the support in practice
Discuss broker availability, supervision, contract questions, transaction coordination, onboarding, and education. Ask which services are included and which require a separate purchase. Request a realistic description of response processes and responsibilities. A software subscription is different from someone helping you use it effectively in daily work.
Understand leads, branding, and information
Ask how opportunities are distributed, what costs or obligations accompany them, and whether any referral arrangements apply. Review expectations for personal marketing, client records, data access, and what happens on departure. Clarify ownership and permitted use of websites, photographs, and other materials instead of assuming everything follows you automatically.
Match the model to your goals
Estimate expenses and workload at several production levels rather than only the outcome you hope to achieve. Consider your experience, preferred independence, need for guidance, and available time. Ask NSR about current opportunities and written terms if you are exploring a move. No brokerage model guarantees income or growth; the decision should rest on a clear understanding of the arrangement. Ask for time to review the agreement and clarify unresolved questions.
