Getting a home ready for sale can involve cleaning, repairs, paint, flooring, landscaping, or staging. The right plan depends on the property and your goals. Start with a walk-through and a written scope rather than assuming every improvement will pay for itself.
Choose the work with a clear purpose
Separate necessary maintenance from presentation improvements and optional renovation. Ask which issues buyers are likely to notice and what information supports a proposed project. Review the likely selling range before committing to substantial work. A focused plan can be more manageable than trying to remake the entire home before moving.
Make the budget explicit
Obtain written estimates and identify who will contract for, approve, and pay for each service. Ask about deposits, change orders, cancellation, and payment dates. Do not assume NSR funds improvements or defers payment until settlement. Any currently available preparation service, financing arrangement, or reimbursement must be confirmed directly and documented before you rely on it.
Select and coordinate providers
Compare qualifications, licensing where required, insurance, references, and availability. Maryland’s Home Improvement Commission provides a contractor-license lookup and consumer information. You choose the providers you hire. Set a realistic sequence for the work, photographs, and listing launch, with room for delays or unexpected findings.
Connect preparation to your sale
Keep approvals, invoices, warranties, and relevant permits together. Review the completed work before finalizing marketing materials. Ask an NSR agent to discuss the support currently available for your location and timeline, including any separate charges. The goal is a property-specific plan with clear responsibilities and costs; no preparation program can guarantee a sale price or completion date. Confirm the launch date after the preparation schedule is agreed.
